GENERAL INFORMATION
     The Dunbar land represents 224 acres of open land. Currently 201.5 acres are enrolled in CRP programs with 157.8 acres coming out in 2012. The balance of these tracts represent prime Northeast MO hunting land. These tracts are generally located 6 1/2 miles West of Kahoka, MO or East of Luray, MO on Hwy 136 to County Road 115, then North 1 miles. Tracts lie in Sections 1 and 6, Twp. 65, R8W and Section 31, Twp. 66N, R8W all in Clark County Missouri. These unique recreational, income producing tracts feature several building sites, several ponds, creek and creek branches and natural habitats.

TERMS AND CONDITIONS
     All tracts sell free and clear of former hunting lease. Tracts sell on price per acre basis and will be sold buyers choice allowing the successful bidder the option to take all 4 tracts in its entirety or any combination there of. This process will be used until all tracts have been sold. All Tracts Sell Subject to all current recorded easements. Successful buyer(s) will pay 10% down evening of sale and sign into written contracts with the estate. Balance will be due on or before March 9, 2012. Taxes will be prorated at closing. Title insurance in the amount of purchase price will be provided by sellers. Any lending policy needed will be the responsibility of the buyer.
