- Tract 1 will be offered individually and will be sold on a price per acre basis based on taxable acreage.

- Tracts 2-7 will be offered as (Group A) through the method of buyer's choice and sell on a price per acre basis based on final survey acres.

- Tract 8-11 will be offered as (Group B) through the method of buyer's choice and sell on a price per acre basis based on final survey acres.

- Tract 12-14 will be offered as (Group C) through the method of buyer's choice and sell on a price per acre basis based on final survey acres.

TERMS AND CONDITIONS
- Per seller's request, there will be No Internet or phone bidding. All potential buyers must be onsite or send representation. Hotel accommodations near sale site in Canton, MO if needed.

- Tracts do not sell contingent to financing or any other buyers contingencies.

- Tracts sell subject to any easements of record in effect at the date of closing.

- Tracts sell free and clear of all tenants, full possession will be given at closing.

- Tracts 6,8,9,10 and 11 sell subject to terms of CRP contracts, sellers will assign the entire annual payment due in 2026 to the successful buyers.

- The 2025 real estate taxes will be paid by the seller, the 2026 real estate taxes will be prorated at closing.

- Immediately following the bidding successful buyer(s) will be required to pay 10% down day of sale payable to Oak Hills Title Company Escrow and sign into a written contract with the seller(s). The balance of the purchase price will be due at closing on or before Feb. 24, 2026.

- Sellers will provide (Owner's Policy) Title Insurance in the full amount of the purchase price.

- All additional closing cost will be divided in equal shares between the buyers and sellers.
