TERMS AND CONDITIONS
- Tracts will be sold on a price per acre basis, based on final surveyed acreage.

- Tracts will be offered through the method of "buyers choice", giving the successful bidder the opportunity to take any single tracts, any combination or all three tracts in its entirety. This method will be used until all tracts are sold.

- Tracts DO NOT sell contingent to financing or any other buyer contingencies.

- Immediately following the bidding the successful buyer(s) will be required to pay 10% down evening of sale payable to Oak Hill Title Company Escrow and sign into a written contract with the seller.

- The balance of the purchase price will be due at closing on or before August 16, 2022.

- Possession will be given at closing subject to terms of CRP contract ending 9/30/23 and current grassland tenant (Zach Nixon) ending March 1, 2023. All tracts sell free and clear of previous hunting lease.

- Real estate conveyed subject to any easements of record in effect at date of closing.

- The 2022 real estate taxes will be prorated at closing.

- The 2022 CRP payment will be prorated at closing.

- The March 1, 2022 - March 1, 2023 grassland tenant lease income will be prorated and to be determined. $50 per acre pasture and $45 per acre hay..

- A sellers policy of title insurance in the full amount of the purchase price will be provided by seller.
