GENERAL INFORMATION
The Talbott land (locally know as the late Maxine McDermott farms) is generally located West of Canton, MO on Hwy. 16 then North on State Hwy. F to County Road 140th, then West 1 1/2 mile on 140th Street or North of Canton, MO or 5 miles South of St. Patrick, MO on Hwy. 81 then West on Hwy. E 2 miles to Hwy. F then South on Hwy. F 1/2 mile to gravel road 140th street.

TERMS AND CONDITIONS
- Tracts will be sold on a price per acre basis based on final surveyed acres.

- Tracts will be offered in a group through the method of "Buyer's Choice" and will be continued until all tracts have been sold.

- Immediately following the bidding, the successful buyer(s) will be required to pay 10% down evening of sale payable to Oak Hill Title Company Escrow and sign into written contract with the sellers.

- The balance of the purchase price will be due at closing on or before April 7, 2020.

- Full possession will be given at closing.

- The 2020 real estate taxes will be prorated at closing.

- Title insurance in the full amount of the purchase price will be provided.

- All additional closing cost will be divided in equal shares between the buyer(s) and seller(s).
