TERMS AND CONDITIONS
- Tracts will be sold on a price per acre basis, based on stated acreage.

- Tracts will be offered through the method of "Buyer's Choice" allowing the successful bidder to take any single tract and/or both. This method will continue until both tracts have been sold.

- Bidding is not contingent upon financing. Immediately following the bidding the successful buyer(s) will be required to pay 10% down day of sale payable to Black Creek Abstract and Title Escrow and sign into a written contract with the seller. Balance will be due on or before June 30, 2020 at closing.

- Both tracts sell free and clear of farm tenant and upon signing into contract, the successful bidder will receive immediate tillage rights on cropland and full possession at closing.

- 2020 property taxes will be prorated at time of closing. All subsequent years will be the buyer(s) responsibility.

- Seller will pay for the title search and pay for the sellers policy of title insurance in the full amount of the purchase price. Any additional closing cost will be divided in equal shares between the buyer and sellers.
