TERMS / CONDITIONS
     Tract sells on a price per acre basis. Tracts 1 and 2 will be sold through the method of buyers choice. Tract 3 will be sold to follow. Successful buyer(s) will be required to pay 10% down evening of sale payable to Oak Hills Title Company Escrow and sign into written contract with sellers. The balance of the purchase price will be due at closing on or before June 5, 2017. Upon signing into contract, the successful bidder will receive immediate tillage rights on cropland and full possession at closing. Taxes will be prorated at closing. Seller will provide a seller's policy of title insurance and pay for title search. All additional closing cost will be divided n equal shares between buyer(s) and seller.
