Method of Sale
Tracts 1, 2, and 3 will be offers as (Group A) through the method of buyer's choice and sell on a price per acre basis, based on final survey acres.

Tracts 4, 5, 6, 7 & 8 will be offered as (Group B) through the method of buyer's choice and sell on a price per acre basis, based on final survey acres.

TERMS AND CONDITIONS
- No internet or phone bidding. All potential buyers must be onsite or send representation. Hotel accommodations near sale site if needed.

- Tracts do not sell contingent to financing or any other buyer contingencies.

- Tracts sell subject to any easements of records in effect at the date of closing.

- Tracts sell free and clear of rowcrop tenant, no previous hunting lease. Full possession will be given at closing.

- Immediate tillage rights will be given on cropland upon entering into contract with the sellers.

- Tracts 1 and 2 sell subject to terms of CRP contract. The final payment will be prorated. CRP contracts will expire 9-30-2026. These acres are not signed up for any additional programs. Feel free to contact the Clark County FSA office to discuss details and future options.

- The 2026 real estate taxes will be prorated at closing.

- Immediately following the bidding, successful buyer(s) will be required to pay 10% down the day of sale payable to Oak Hills Title Company Escrow and sign into a written contract with the seller. The balance of the purchase price will be due at closing on or before June 9, 2026.

- Sellers will provide (owner's policy) title insurance in the full amount of the purchase price.

- All additional closing cost will be divided in equal shares between the buyers and sellers.
