TERMS AND CONDITIONS
-Tracts 2-7 will be sold on a price per acre basis and offered through the method of “Buyer(s) Choice” giving the successful bidder the opportunity to take any tract or combination. This method will be used until all tracts have been sold.

-Tract 1 will be sold separately for one sum amount and will be offered following tracts 2-7.

-Tracts 1-5 will be sold based on final surveyed acres and tracts 6 & 7 will be sold based on taxable acres.

-Tracts do not sell contingent to financing.

-All improvements sell “as is”.

-Real estate conveyed subject to any easements of record in effect at the date of closing.

-Immediately following the bidding, the successful buyer(s) will be required to pay 10% down day of sale payable to Oak Hill Title Company Escrow and sign into a written contract with the sellers. The balance of the purchase price on tracts 2-7 will be at closing of or before November 2, 2021. Tract 1 will be due at closing on or before December 1, 2021.

-Tracts sell subject to current tenants mentioned above on each individual tract.

-The 2021 real estate taxes will be prorated at closing.

-Title insurance in the full amount of the purchase price will be provided by the seller.
